What are the HOA dues at Salacoa?
For 2026, dues are $550 per year for the Salacoa master association plus $36 per year for the sub-association. The association's approved 2027 budget raises the master dues to $600 per year.
Is internet included?
Yes. Up to 1 Gig internet service from Hotwire Communications is provided to every home through the HOA as a separate internet assessment of $600 per year ($50 per month). It's a great fit for working from home.
Is there a capital contribution at closing?
Yes. A one-time $1,000 capital contribution is collected at closing.
What do the HOA dues cover?
Dues cover the community amenities (pool, waterpark, pickleball, amphitheater, playground, walking trails and dog park), common-area maintenance, street lights and the association's liability insurance.
Which schools serve Salacoa?
Calhoun Elementary, Calhoun Middle and Calhoun High School. Always verify school assignment with the district.
Who provides utilities?
Electric and water are provided by the City of Calhoun, and natural gas is available through Georgia Natural Gas.
Can I rent my home?
Rentals are permitted subject to the covenants, which cap rentals at 20% of homes in the community.
